When Ruth and Charles Cipione couldn’t find their dream home, they turned to luxury builder Robert Elliott. Together, they created a unique masterpiece. This stunning French Transitional, nestled in the heart of Manchester Downs in North Dallas on over half an acre, has been their idyllic family home for a decade. Now, it can be yours!
When the Cipiones decided to build, they knew they wanted a French-inspired home. From the slate roof to the black and white checkerboard floor in the entry, discreet French elements set the tone.

The Cipiones have truly used every inch of their stunning French Transitional home, with the formal Tiffany blue living room being one of Ruth’s favorites for hosting card parties. Of course, it’s beautiful, largely due to Ruth’s discerning taste and eye for detail, but it’s not just surface pretty that you get here. The Cipiones have all the elements you expect to see in a luxury home. There is a Sonos sound system, Control4 automation, and four new Trane HVAC units.

The ability to easily entertain was a big factor in designing this French Transitional home.
“It’s been such a fantastic house for entertaining,” Ruth said. “The flow is perfect and the house can comfortably accommodate 150-200 people. We’ve hosted numerous company parties, holiday events, and a cigar and bourbon bar in the study with tables and chairs outside. The acoustics are incredible. We even had a mariachi band, and it was not at all overwhelming. With a circular driveway and another long driveway, parking for parties has never been a problem.”

“A division of space was important to us,” Ruth said. “We wanted our own wings and to have a principal suite that was situated on its own with true his-and-hers bathrooms. We each have a dressing area and full walk-in closets the size of rooms, with a very large shower in the middle.”

It was also important to consider their children’s spaces. With a generous 5,691 square feet, they were able to design a second floor that features a living area and three spacious ensuite bedrooms with large walk-in closets, ensuring everyone has their own comfortable space.

The four-bedroom, six-and-a-half-bathroom French Transitional also has a delightful, unexpected feature. The couple had Elliott create a two-story, 980-square-foot detached library with a fireplace, custom bookshelves, and a bathroom. With so many people still working from home, this is the ultimate private business retreat.

And speaking of retreats, there is a large patio with an outdoor kitchen, the home wraps around a beautiful pool, and there is still plenty of lawn for the kids to play on!
