Job Details
Qualifications:
3+ years of direct experience maintaining facilities and HVAC systems
City of Providence Stationary Engineer's License is preferred but not required
Scope of Responsibilities:
Perform preventative maintenance and general repairs on HVAC equipment, plumbing, and electrical systems
Complete tenant service requests/work orders in an efficient, timely manner; complete all associated paperwork
Interface with tenant representatives; develop and maintain positive and proactive tenant relations
Conduct seasonal change over of HVAC equipment and ensure equipment start up and operation at maximum efficiency
Troubleshoot and repair all MEP system problems; make recommendations to Property Manager
Coordinate purchase of materials for building MEP operations, including light bulbs, snow removal supplies, tools, HVAC/electrical/plumbing material and supplies utilized in conjunction with the maintenance of the buildings
Maintain computerized or manual logs, which detail the preventative maintenance work performed
Make required repairs to all building systems; notify Property Manager of repairs required which fall outside of ability level or available time
Coordinate and oversee snow removal as required
Coordinate with utility companies to assist in access for utility meter readings
Conduct daily building walk-throughs to maintain appearance and operation of buildings - replace lighting, adjust doors, ensure cleanliness as required
