We are looking for an experienced Financial Analyst to join a multistate real estate team in Carlsbad. The company’s portfolio includes retail, industrial, office, and land for residential and commercial development. The Financial Analyst will be instrumental in assisting senior management in maximizing the investment performance of each asset, including evaluating and assisting in the acquisition, disposition, and potential development of assets. The ideal candidate will have experience with commercial real estate and CAMs, utilized Argus, a growth mindset, have a Bachelor’s degree, 2+ years of real estate financial analyst experience, and excellent communication skills. This position is in Carlsbad on a hybrid schedule (4 days in office/ 1 day remote) with a salary target of $80k- $100k (based on experience) plus benefits.

Responsibilities:

· Assist in data collection required for acquisition financing and refinancing.

· Assist in acquisition underwriting, including preparing Argus and Excel cash flow models.

· Prepare periodic company, portfolio, and asset reports.

· Review monthly property financial reports for accuracy and sufficiency of information.

· Review and analyze annual operating and capital budget assumptions prepared by property managers.

· Research lease and sales comparables, including use of Co-Star and discussions with brokers.

· Assist in completing financing/refinancing of assets providing financial analysis and coordinating due diligence efforts.

· Prepare periodic cash flow forecasts and valuations.

· Ad hoc analysis as requested from investors or senior management.

· Assist in process improvement automation initiatives in financial analysis and financial reporting.

Requirements:

· 2+years of real estate financial analysis (retail real estate experience preferred).

· Bachelor’s degree (accounting or finance preferred).

· Graduate degree (MBA or a master’s in real estate) is a plus.

· Proficiency and recent working experience with Argus (required) and Yardi (preferred).

· Working knowledge and advanced use of Excel.

· Ability to gather and manipulate data from various sources for use in analyses and reports.

· A positive team-player able to work with others to achieve results.

· Highly organized and the ability to work independently.
